ME Coastal Housing Report – January 2010

The residential real estate markets in coastal Maine were largely quiet like the rest of the state in January. As I type this post however the markets have significantly heated up and it seems the stage has been set for very strong results this spring thanks largely to the tax credit and continued low interest rates.

The mid coastal housing markets are anchored by the cities of Bath and Brunswick that saw a total of 14 homes sell in January 2010 compared with just 4 in January 2009. Volume was way up and pricing for these sold homes clocked in at a median sold price of 175K in Brunswick and 120K in Bath compared with 222K and 138K a year prior although the very small sample sizes in 2009 undoubtedly skewed these numbers. Median pricing in Brunswick and Bath for the entire 2009 year taken as a whole was 206K and 128K.

Prices do appear to have stabilized and watch for improving statistics as we move forward.

Bath 2009 Real Estate Review

How did real estate in Bath Maine fare in 2009. A total of 104 homes sold in 2009 compared with just 71 in 2008. Median prices however were down about 12% year over year clocking in at 128K relative to 146K thus housing values in Bath are approximately right where they were in 2003. Encouraging signs for a recovery are apparent though with the inventories remaining quite low, interest rate historically low, the housing tax credit extension and significant 2nd half of 2009 volume increases.

Bath and Brunswick Market Snapshot – November

The mid coastal Maine real estate markets of Bath and Brunswick offer a great alternative to living in Portland. Brunswick is home to Bowdoin College whilst Bath maintains a great mix of blue and white collar worker with Bath Iron Works anchoring the regional job market. In Bath there are currently 90 single family homes on the market, Brunswick has 121. The median asking price in bath is 183K compared with 249K in Brunswick. Bath continues to remain a much more affordable option with the ability to find a great home in the 150K range but it is half the size of Brunswick from a population perspective and the extra 10 minute drive to Portland as I know all to well from living there for the past 3 years does add up!

Summer Real Estate Recap for Bath Maine

For the 3 months ending August 2009, the Bath Maine residential real estate market saw 25 transactions transpire compared with 18 a year prior, representing a 39% increase in sales volume! The median price however did fall 4% from 145K to 139K. The median days on market dropped significantly from 114 to 62 for the 3 month period. Bath Maine is a great coastal community about 35-45 minutes from Portland and offers much more affodable home prices as the median Portland Maine home sales price for the same period was 203K.

Bath Maine Housing Report May 2009

The city of Ships, Bath Maine posted suprisingly low numbers in May 2009 with only 4 homes selling at a median price of 132K comparing this with last May however, 3 homes sold then at a median price of 125K. In April 2009, 9 homes had sold and in March 8 had sold, thus perhaps May is a bit of an anomoly and June will be better? Currently there are 115 homes for sale in Bath Maine. Comparing to the mid coastal real estate market of Brunswick next door, 10 homes sold in May at a median price of 184K.

Mid Coastal Maine Early Spring Report

April 2009 residential housing statistics for the mid coastal cities of Bath and Brunswick Maine seem to point towards improving conditions in the overall coastal Maine real estate community. Days on Market averages are trending down and despite year over year price decreases, the month over month pricing trend is upwards.

In April, 14 homes were sold in Brunswick and 9 in Bath compared with14 and 11 respectively in April 2008 and in March 2009, 8 and 7 respetively, thus overall volume year over year was flat but month over month, thanks in large part to the Maine 1st time homebuyer, transaction volume is increasing.

2009 January Bath Maine Home Sales

For the month ending January 2009 the Bath Maine real estate market saw 2 single family residential transactions occur at a combined average price of 137K with each home sitting on the market for an average of 145 days. In January 2009 transaction volume was marginally higher with 3 properties Bath is 100 homes down from 105 in December.

Bath Maine Coastal Community Report 2008

The real estate market in Bath Maine saw continued decreasing transaction volume and lowering home sale prices in 2008. A total of 71 properties were sold in 2008, down from 115 in 2007 or 38%. The average and median prices seen were 165K and 146K that is off 12% from 2007 figures. This great coastal maine real estate market thus currently offers a wonderful oppotunity to purchase property in.
