November Housing Update for Bath ME

In the month of October 8 homes sold in the town of Bath. This is a 167% increase in the number of sales compared to Oct. 2010, and 33% gain month over month, although Bath’s small number of sales gives a small sample size. Inventory is up slightly month over month. The average price of Bath Maine real estate decreased year over year from 117K to 104K.

Bath Maine 3rd Quarter Housing Update

For the 3^rd Quarter of 2011, the Bath Maine residential real estate market saw a 31% increase in transaction volume. With a total of 21 homes sold during this quarter, the town of Bath had an above average increase in sales for the region – coastal and southern Maine generally saw an approximately 20% increase in sales. Prices in Bath dropped 16% year over year, to 122K although through coastal Maine pricing was stable. List to sales ratio in the area has been around 97%, thus if priced properly a home in Bath should sell at fair market value.

August 2011 Bath ME Housing Report

The residential housing market of Bath Maine saw median prices climb from 145K in July 2010 to 157K for July this year. This is an 8% year over year, but 67% month over month increase. During July 2011, 10 homes were sold in Bath, compared to just 6 one year earlier for a 67% increase in sales yearly. The increase in sales volume from the 2010 year may be a reflection of last year’s first time home buyer tax credit ending in June 2010. Stable markets in southern and coastal Maine led by lower interest rates make Bath a great place to relocate.

2nd Quarter 2011 Bath Maine Housing Report

The Bath ME residential real estate market has risen 8% in median price, going from 134K in 2010 to 145K this year. 26 homes were sold in the second quarter of this year compared to the 34 homes that sold in the 2^nd quarter of 2010 for a 24% decrease in transaction volume. This year’s lower sales volumes show the success of last year’s tax credit program for home buyers, with transaction volumes in 2011 more similar to the 2009 year.

June 2011 Housing Report for Bath Maine

As with many towns on Maine’s coast, Bath has seen a sizable increase in residential real estate inventory this month. In May 2011, 89 homes in Bath were up for sale, but at the beginning of June, a total of 106 homes are now available. 9 homes were sold in May 2011. This is a 36% decrease yearly, but an 80% increase month over month. The yearly lower sales may still reflect the residual effects of last year’s tax credit program, but there is overall improvement. The average number days a home will remain on the market were 41 for April of this year, and 40 for this month so this reflects little change.

Bath Maine Housing Report May 2011

For the month ending April 2011 the Bath housing market saw 5 single family homes and condos sell at a median price point of 166K with each home sitting on the market for a median days on market of 41. This represents a stable number in month over month transaction volume and median prices were up 11% year over year. There is still a lower inventory of housing on the market compared to 2010, although the past few months reflect more houses coming available as spring warms.

Brunswick Real Estate 2010 Wrap up

Homes for sale in Brunswick Maine had a successful year in 2010. 200 home sales too place this past year. This number represents and increase when compared to home sales in the years of 2008 and 2009. Brunswick, Maine real estate had a median price of 198K for the year of 2010 with most housing prices falling between 191K – 216K. The median days a house stayed on the market for 2010 was 93.

Real Estate Market Update for Bath, ME November 2010

Bath Maine is known to most as the “City of Ships” as it is home to the Bath Iron Works and many identify the town with shipbuilding. The town is located along the Kennebec River and is an ideal spot to live. Real estate in Bath this past month of November had 92 homes for sale and saw 11 homes sell. This is a high number for the year of 2010 as most months saw between 3-7 home sells take place. The average price point this month for real estate was 166K. This is 31% higher then the average price point of November 2009. This also reflects an increase in the price when compared to the 3^rd quarter numbers that finished at an average of 145K.

Bath Maine Housing Market Update

As winter quickly approaches us here in Maine….how did the Bath real estate market fare in the 3rd quarter of 2010. As the mid coastal housing market continues to lag behind the greater Portland region, Bath posted moderately encouraging results for the 3 months ending September 30th 2010. 16 homes sold in Bath at a median price point of 145K, compared with 23 at 135K in 2009. Thus like the rest of the region, volume continues to remain low, but pricing continues to stabilize. I am optimistic going forward we shall see improving results throughout the rest of the Fall.

ME Coastal Housing Report – January 2010

The residential real estate markets in coastal Maine were largely quiet like the rest of the state in January. As I type this post however the markets have significantly heated up and it seems the stage has been set for very strong results this spring thanks largely to the tax credit and continued low interest rates.

The mid coastal housing markets are anchored by the cities of Bath and Brunswick that saw a total of 14 homes sell in January 2010 compared with just 4 in January 2009. Volume was way up and pricing for these sold homes clocked in at a median sold price of 175K in Brunswick and 120K in Bath compared with 222K and 138K a year prior although the very small sample sizes in 2009 undoubtedly skewed these numbers. Median pricing in Brunswick and Bath for the entire 2009 year taken as a whole was 206K and 128K.

Prices do appear to have stabilized and watch for improving statistics as we move forward.
