The Brunswick Maine residential real estate market saw a modest increase in median price to 203K. This is up just 2% year over year. Inventory has decreased throughout the greater Portland region, including Brunswick. This month just 96 homes are available down from 109 in December 2011. For the year, 183 homes were sold down from 200 in 2010.

In November, 15 homes sold in the Brunswick Maine housing market. This was a 15% increase from last month at this time, although it was the same as November 2010. With a median price point of 189K, homes in the town of Brunswick depreciated year over year by 2%. The average number of days on the market for homes sold in November in Brunswick was 27 – a 74% yearly drop.

3rd Quarter Housing Update for Brunswick ME

The residential real estate market of Brunswick Maine saw a 33% increase in transaction volume for the 3^rd Quarter of 2011. Compared to the 36 transactions in the 3^rd quarter of 2010, a total of 48 homes were sold during this quarter in Brunswick. This is similar to the greater Portland area, and through southern Maine sales increased an average of 20%. The median price for Brunswick ME homes increased to 202K – up 10%. Through southern Maine pricing was stable with a list to sales ratio in the area around 96%, so if priced properly homes in Brunswick will sell at fair market value.

Median price has risen by 1% year over year to 203K for the month of July 2011. This month’s increase in sales may be a reflection of the end of last year’s first time buyer tax credit in June 2010. Stable markets in coastal and southern Maine led by lower interest rates make Brunswick a great place to relocate.

Brunswick, Maine 2nd Quarter 2011 Housing Report

In the second quarter of 2011, the Brunswick Maine residential markets saw a decrease in transaction volume compared to the second quarter of 2010. This 34% decrease in sales volume is largely attributed to the success of last year’s home buyer tax credit program, which bolstered last year’s sales statistics. The median price of homes in Brunswick this quarter was 209K down from 216K the year prior by 3%. Overall, the market remains fairly stable, with transaction volumes more similar to those in 2009.

Brunswick ME May 2011 Real Estate Report

For the month ending April 2011 the residential real estate markets of Brunswick, ME saw 10 condos and homes sell compared with 20 a year prior in April which represents a 50% volume decrease year over year. Housing prices in the Brunswick residential marketplace continue to stabilize with a statistical climb of 8% this month with the median price clocking in at 203K compared with 220K a year prior. The current inventory of homes on the market in Brunswick is slowly climbing, with 125 homes on the market in April of this year, compared to 115 just a month earlier.

This number represents and increase when compared to home sales in the years of 2008 and 2009. Brunswick, Maine real estate had a median price of 198K for the year of 2010 with most housing prices falling between 191K – 216K. The median days a house stayed on the market for 2010 was 93.

Brunswick Real Estate Market Update – November 2010

15 Homes were sold this past month of November in Brunswick Maine. These 15 homes had a median sales price of 193K, an increase from the median price of the overall 3rd quarter this year as well as from the median price point of last November 2009. As this may be a sign of a rise in the market for Real Estate in Brunswick, ME I wouldn’t get to high of hopes as this rise in price point also rose the median days on market. the Month of November had a median days on market of 103 a 36% increase from October, 2010. With one more month left in the 4th quarter I believe the median price point will come back down to have an average similar to that of the 3rd quarter.

October 2010 Brunswick Maine Real Estate Update

For the month of October 2010 the mid coastal Maine residential real estate markets saw 17 homes sell compared with 26 a year prior and 12 in September of this year. The current inventory of homes on the market in Brunswick is at 155 with a median of 97 days on the market. The Brunswick real estate prices in the marketplace seem to be stabilizing with the median price this past October coming in at 178K. This reflects a small 1% increase from the past month of September.

An interesting bit of news that may help increase the number of residential sales to family home buyers in Brunswick, Maine is the possible implementation of a Pre-K program in the school systems. Pre-K would be offered in September 2011 and a decision will most likely be made during budget season this year.

ME Coastal Housing Report – January 2010

The residential real estate markets in coastal Maine were largely quiet like the rest of the state in January. As I type this post however the markets have significantly heated up and it seems the stage has been set for very strong results this spring thanks largely to the tax credit and continued low interest rates.

The mid coastal housing markets are anchored by the cities of Bath and Brunswick that saw a total of 14 homes sell in January 2010 compared with just 4 in January 2009. Volume was way up and pricing for these sold homes clocked in at a median sold price of 175K in Brunswick and 120K in Bath compared with 222K and 138K a year prior although the very small sample sizes in 2009 undoubtedly skewed these numbers. Median pricing in Brunswick and Bath for the entire 2009 year taken as a whole was 206K and 128K.

Prices do appear to have stabilized and watch for improving statistics as we move forward.
