Housing Update for Freeport Maine, 3rd Quarter 2011

In the Freeport Maine housing market, the 3^rd quarter of 2011 saw 36 homes sold at a median sales price of 314K. This is a transaction volume increase of 38% compared with the third quarter of last year. This is slightly higher than average in coastal and southern Maine – throughout the region volume has been up compared to last year at this time. Stable pricing and list to sales ratio coming in around 96% show that a home in Freeport Maine priced at fair market value will sell.

Median price has dropped 19% year over year to 299K for the month of July 2011. Stable markets in coastal Maine led by lower interest rates make Freeport a great place to relocate.

In the 2nd quarter of 2011 the housing market for Freeport Maine has decreased in transaction volume by 36%. Just 21 homes sold this quarter, compared to 33 in the same period last year. The difference can be accounted for taking in to consideration last year’s tax credits for home buyers which increased sales for the 2010 year. Freeport Maine home prices have risen by 25%, up to an average of 300K this year.

June 2011 Freeport ME Housing Report

The residential real estate market of Freeport ME saw 6 transactions close in May 2011. This was a statistical decrease of 33% compared to May 2010. The yearly decrease may be a reflection of the success of the previous year’s first time buyer tax credit program. However, this year sales were up 20% from April to May 2011. Housing volume has increased from 79 available homes in April, to 101 at the beginning of June. The median home price in Freeport has dropped from 380k in April to 255k in May this year, although this reflects a small sample size.

Freeport Maine is most widely known as a town that is home to numerous outlet stores and restaurants, but is also the location of Mast Landing Audubon Sanctuary open year round with hiking trails for humans, and habitat for wild birds and mammals.

The Freeport Maine residential real estate market saw 5 transactions close in April 2011. This was a statistical decrease of 29% compared with April 2010, although this may be a reflection of the success of the previous year’s first time buyer tax credit program. This year, sales were up 67% from March to April 2011 as the weather became warmer. Median prices in Freeport have risen from 195k in March to 380k in April this year, although this 95% monthly or 49% yearly jump comes from a small sample size.

Freeport 2010 Housing Overview

When looking over the past year at Homes in Freeport Maine for Sale the numbers tend to stay relatively steady when compared to past years. Freeport Maine had 85 house sales take place this past year a number only minimally different when compared to sales in 2008 and 2009. This could be looked at in a positive view that although the market does not seem to be growing at this time, it is holding steady. The median price point for 2010 was 288K with the highest median price point taking place in July at 367K. The lowest median price point was in June of this past year at 240K. The average days a house sat on the market in Freeport in 2010 was 72 a significant decrease when compared to 2008 and 2009.

November 2010 – Freeport, ME Real Estate Update

Freeport Maine is located on the shores of beautiful Casco Bay, only 15 miles north of Portland, Maine. Freeport always tends to draw a lot of attention when people start viewing Maine coastal real estate for sale. This past month Freeport Maine real estate market had a similar month compared to this past October and September. With only 4 homes being sold it continues to post a decrease in the number of houses sold compared to last year. It finished the month of November with a median price point of 330K and a median days on market of 45. Compared to the first three quarters of the year this average price has increased while the average days on the market has decreased. This would have you think that the market for Freeport, Maine real estate is beginning to rise but it will be interesting to see the average numbers that are posted at the end of this quarter.

The residential real estate markets of Freeport Maine saw just 7 transactions take place at a median sold price of 325K and a median days on market of 60 in March 2010 contrasting very sharply with 2 homes selling in March 2009 at a median sales price of 176K.

Freeport Maine Spring Housing Report

For the 2nd quarter ending June 30th, 2009, the Freeport ME real estate markets saw a total of 21 transactions transpire at a median price point of 255K comparing with 25 at 356 a year prior. Thus the volume has held up well but pricing is being dragged down partly by foreclosures, but I think more so as a result of a larger portion of Maine first time home buyers entering the market at lower price points.
