			<content:encoded><![CDATA[<p>As the winter snow keeps falling here in Maine here is a quick analysis of how the mid coastal Maine housing markets fared in 2010.  Overall things remain slow, but stable.  The 2 <a href="http://www.mainesmidcoast.com/" target="_blank">mid coastal counties</a> that I follow, Sagadahoc and Lincoln, posted a combined 673 residential transactions completed in 2010 compared with 653 in 2009 and 622 in 2008.</p>
<p>The median sales price for <a href="http://www.mymaineproperty.com/sagadahoc-county-maine-real-estate.html" target="_blank">real estate in Sagadahoc County</a> clocked in at 165K in 2010 compared with 164K in 2009, whilst in Lincoln county the median sales price was 191K compared with 165K in 2009.. a significant increase, however, more the result of shifting buyer demographics and not so much of real price appreciation.</p>
<p>Going forward I expect to see continued slower conditions as the winter comes to an end, but many active buyers are close to pulling the trigger and if the greater economy as a whole can continue to stabilize..watch for an overall very healthy 2011 season.</p>

These sales had a median days on the market of 198 the highest number seen all year. However due to the small sample size one cannot put to much weight on this month’s number. Looking at the past 3 quarters the average days on market was between 65-80 and the 4th quarter will mostly like end within this bracket. Yarmouth real estate had an average price point of 245K this month reflecting a small increase from the previous years average price and a small decrease from this year’s third quarter numbers. <a href="http://en.wikipedia.org/wiki/Yarmouth,_Maine" target="_blank">Yarmouth Maine</a> is still voted one of the best places to live in Maine and because of this the prices and homes sold will most likely not see large fluctuations when looking back on the 2010 numbers.</p>

This past month Freeport Maine real estate market had a similar month compared to this past October and September. With only 4 homes being sold it continues to post a decrease in the number of houses sold compared to last year.  It finished the month of November with a median price point of 330K and a median days on market of 45. Compared to the  first three quarters of the year this average price has increased while the average days on the market has decreased. This would have you think that the market for Freeport, Maine real estate is beginning to rise but it will be interesting to see the average numbers that are posted at the end of this quarter.</p>

			<content:encoded><![CDATA[<p>After a very slow summer season and slower than normal September it feels like buyer activity has finally picked up in the <a href="http://www.mymaineproperty.com/mid-coastal-maine-real-estate.html" target="_blank">mid coastal real estate markets i</a>ncluding the coastal peninsulas of <a href="http://www.mymaineproperty.com/phippsburg-maine-real-estate.php" target="_blank">Phippsburg</a>, Georgetown and Harpswell.  Prices have come down to much more realistic levels&#8230; just the other day I was looking at some very solid homes with deep water frontage at price points around $250,000!   Now you are not going to get a mansion for this price, but a coastal getaway with a deep waterfront dock&#8230;not bad!</p>
<p>Currently the inventory of available properties in these 3 markets is just shy of 200 listings with 2/3&#8242;s of this being waterfront.  13 properties sold in September 2010 at a median price point of 255k after having sat on the market for just over 100 days.</p>
<p>Going forward I think we shall see stronger results in October and November then a very slow Winter and if our economy keeps chugging forward it will be a fantastic Spring!</p>

			<content:encoded><![CDATA[<p>As winter in Maine finally sets in and the phone has been a bit quiet with the &#8220;holiday hangover&#8221; effect I had a bit of time to compile some 2009 end of the year  housing statistics for the <a href="http://www.midcoastalmainerealestate.com/mid-coast" target="_self">lower mid coastal real estate</a> markets that I follow. For the region as a whole including the towns of Brunswick, Bath, Freeport and the peninsulas of Harpswell, Georgetown and <a href="http://www.phippsburg.com" target="_blank">Phippsburg</a> a total of 454 residential transactions took place at a median price point of 228K compared with 447 at 250K in 2008.</p>
<p>Thus volume was relatively stable and prices were down about 9% year over year, not bad overall!  The median days on market for these sold homes and condo&#8217;s remained relatively unchanged as wel, but did  fluctuate greatly from town to town with Bath seeing almost a 50% reduction whilst Phippsburg/Georgetown seeing  20% increase.</p>
<p>The <a href="http://www.mymaineproperty.com/brunswick-maine-real-estate.php" target="_blank">housing market of Brunswick Maine</a> is the largest in the region, followed by Bath and Freeport.  These 3 communities saw healthier volume compared to the coastal waterfront regions of Harpswell and Phippsburg where the 2nd home market segment continues to remain sluggish .</p>
