The Phippsburg ME residential real estate market has seen a year over year decrease in available inventory, with 74 homes on the market in July 2011. There has been no change in the number of sales – with a modest 3 for July of this year and 2010 alike. Median price has dropped to 285K for this July, but with a small sample size, it is difficult to determine meaning specific to the town of Phippsburg – stable markets in coastal Maine with lower interest rates make Phippsburg and its surrounding area an excellent place to relocate.

June 2011 Housing Report for Phippsburg Maine

For the month ending in May 2011, the modest residential housing market was down. A month earlier, in April 2011, 3 homes were sold, but in May no homes were sold. With just 859 households in the 2000 census, the small town of Phippsburg has a limited number of homes available. The number of homes on the market in Phippsburg Maine has increased to 68 at the beginning of June, and it is important to note that although no homes were sold in the May, Phippsburg Maine markets are still quite similar to busier and more populated areas.

Fall 2010 Mid Coastal Housing Market Update

After a very slow summer season and slower than normal September it feels like buyer activity has finally picked up in the mid coastal real estate markets including the coastal peninsulas of Phippsburg, Georgetown and Harpswell. Prices have come down to much more realistic levels… just the other day I was looking at some very solid homes with deep water frontage at price points around $250,000! Now you are not going to get a mansion for this price, but a coastal getaway with a deep waterfront dock…not bad!

Currently the inventory of available properties in these 3 markets is just shy of 200 listings with 2/3′s of this being waterfront. 13 properties sold in September 2010 at a median price point of 255k after having sat on the market for just over 100 days.

Going forward I think we shall see stronger results in October and November then a very slow Winter and if our economy keeps chugging forward it will be a fantastic Spring!

Housing Market Update Phippsburg/Georgtown 2010

The residential real estate markets of the coastal peninsulas of Phippsburg and Georgetown saw 4 transactions take place at a median sold price of 145K and a median days on market of 125 in February 2010. In January 2010 for homes also sold at a median price point of 142K and a year prior 5 homes sold in Feb 09 at a median price of 180K. The waterfront real estate markets in these communities continues to remain quiet whilst most of the homes selling represent modest year round dwellings away from the water.

Coastal Phippsburg Housing Report Fall 2009

The coastal real estate markets located on the peninsulas of Phippsburg and Georgetown continue to remain sluggish although sales are significantly up from a year prior. For the months of Oct/Nov, a total of 7 homes sold at a median price of around 300K. This compares with only 3 homes selling for the same period in 2008. As our economy continues to come back, the 2nd home market has yet to see much of resurgence given the fragile state of affairs. Phippsburg Maine is home to Popham Beach State Park and many wonderful hiking trails and beaches. With a year round population of 2000 locals mix with many retired baby boomers looking for peace of mind and solitude. Still only 1 hour to Portland and 15 minutes to Bath, Phippsburg Maine real estate is well worth a look if interested in residential property in the mid coastal region.
