The Yarmouth Maine residential real estate market has seen an increase in sales in July, year over year. A total of 22 homes were sold in Yarmouth through the month of July – this was a 100% increase since June of this year. Median price has increased by 5% year over year to 301K for July. Regionally, stable markets in southern ME led by lower interest rates make Yarmouth one of many great towns to relocate.

Yarmouth ME Housing Report: 2nd Quarter 2011

The residential real estate market in Yarmouth, Maine has increased in median price to 299K for an 18% gain in the 2nd quarter of 2011 compared to 2010 numbers. Transaction volume decreased by 37%; although 38 homes were sold in the second quarter last year, just 24 homes sold this quarter. Although the number of homes that have sold has been lower this quarter this reflects the success of last year’s tax credit program for home buyers – transaction volumes are more similar to the 2009 year.

June 2011 Yarmouth Maine Real Estate Report

Throughout the month ending with May 2011 the Yarmouth Maine residential real estate markets saw total of 6 transactions occur at a median price of 284K. This average price has risen 18% since May 2010, but only 1% since April 2011. In addition to this slight increase, an increase in volume of inventory has also taken place – from 63 in May to 83 homes available at the beginning of June.

For the month ending April 2011 the Yarmouth, ME residential real estate markets saw 7 transactions occur at a median price of 280K up from a 4% statistical price increase from April 2010. The overall market remains stable. A few more houses available in April over March of 2010 reflect the general area trend that home owners often wait for warmer weather to sell. The town of Yarmouth, Maine has many great features like a classic New England style main street which a is prime place to experience the local hospitality, either as a visitor or resident.

Yarmouth Housing Update – November 2010

Yarmouth Maine homes for sale had an inventory of 82 homes for sale this past November and saw 9 sales take place. These sales had a median days on the market of 198 the highest number seen all year. However due to the small sample size one cannot put to much weight on this month’s number. Looking at the past 3 quarters the average days on market was between 65-80 and the 4th quarter will mostly like end within this bracket. Yarmouth real estate had an average price point of 245K this month reflecting a small increase from the previous years average price and a small decrease from this year’s third quarter numbers. Yarmouth Maine is still voted one of the best places to live in Maine and because of this the prices and homes sold will most likely not see large fluctuations when looking back on the 2010 numbers.

Yarmouth ME October 2009 Housing Report

The mid coastal real estate community of Yarmouth Maine posted solid results for the month ending October 2009. 7 transactions take place compared with 5 in 2008, representing a 40% increase although the sample size is very small. Median pricing for October 2009 was 275K compared with 239K in October 2008. The median days on market clocked in at 66 days, 25% lower than in 2008 but a bit higher than the past 3 months for the community. The inventory of residential properties has remained stable with about 70 units on the market. Overall the Yarmouth Maine housing markets are moving along in a stable pattern
