Freeport, ME 2nd Quarter 2011 Housing Report

In the 2nd quarter of 2011 the housing market for Freeport Maine has decreased in transaction volume by 36%. Just 21 homes sold this quarter, compared to 33 in the same period last year. The difference can be accounted for taking in to consideration last year’s tax credits for home buyers which increased sales for the 2010 year. Freeport Maine home prices have risen by 25%, up to an average of 300K this year.

Brunswick, Maine 2nd Quarter 2011 Housing Report

2011 July 8

In the second quarter of 2011, the Brunswick Maine residential markets saw a decrease in transaction volume compared to the second quarter of 2010. This 34% decrease in sales volume is largely attributed to the success of last year’s home buyer tax credit program, which bolstered last year’s sales statistics. The median price of homes in Brunswick this quarter was 209K down from 216K the year prior by 3%. Overall, the market remains fairly stable, with transaction volumes more similar to those in 2009.

Visit the town of Brunswick this summer to learn more about this unique midcoast Maine town. All summer long, Music on the Mall concert events will be held by the Brunswick Downtown Association on Wednesday nights – listen to musicians and have a picnic.

Harpswell Maine June 2011 Housing Report

2011 June 22

In  the residential real estate markets of Harpswell ME for the month of May 2011 properties sold at a median price point of 290K after sitting on the market for 44 days. The median sales price was down 10% compared with a year prior and 9% month over month. Inventory is increasing, with 116 homes available in May of this year and 129 on the market as of the beginning of June. The number of homes sold is also increasing both monthly and yearly, with just 4 sold in May 2010 and 7 sold in May of this year.

June 2011 Housing Report for Bath Maine

2011 June 22

As with many towns on Maine’s coast, Bath has seen a sizable increase in residential real estate inventory this month. In May 2011, 89 homes in Bath were up for sale, but at the beginning of June, a total of 106 homes are now available. 9 homes were sold in May 2011. This is a 36% decrease yearly, but an 80% increase month over month. The yearly lower sales may still reflect the residual effects of last year’s tax credit program, but there is overall improvement. The average number days a home will remain on the market were 41 for April of this year, and 40 for this month so this reflects little change.

June 2011 Yarmouth Maine Real Estate Report

Throughout the month ending with May 2011 the Yarmouth Maine residential real estate markets saw total of 6 transactions occur at a median price of 284K. This average price has risen 18% since May 2010, but only 1% since April 2011. In addition to this slight increase, an increase in volume of inventory has also taken place – from 63 in May to 83 homes available at the beginning of June.

Summer in Yarmouth is filled with enriching opportunities to experience Maine culture. Yarmouth’s Clam Festival is less than a month away, so be sure to plan ahead and visit!

June 2011 Housing Report for Phippsburg Maine

For the month ending in May 2011, the modest residential housing market was down. A month earlier, in April 2011, 3 homes were sold, but in May no homes were sold. With just 859 households in the 2000 census, the small town of Phippsburg has a limited number of homes available. The number of homes on the market in Phippsburg Maine has increased to 68 at the beginning of June, and it is important to note that although no homes were sold in the May, Phippsburg Maine markets are still quite similar to busier and more populated areas.

June 2011 Freeport ME Housing Report

2011 June 15

The residential real estate market of Freeport ME saw 6 transactions close in May 2011. This was a statistical decrease of 33% compared to May 2010. The yearly decrease may be a reflection of the success of the previous year’s first time buyer tax credit program. However, this year sales were up 20% from April to May 2011. Housing volume has increased from 79 available homes in April, to 101 at the beginning of June. The median home price in Freeport has dropped from 380k in April to 255k in May this year, although this reflects a small sample size.

Freeport Maine is most widely known as a town that is home to numerous outlet stores and restaurants, but is also the location of Mast Landing Audubon Sanctuary open year round with hiking trails for humans, and habitat for wild birds and mammals.

June 2011 Real Estate Report for Brunswick ME

2011 June 9

For the month ending May 2011 the residential real estate markets of Brunswick, ME saw 14 condos and homes sell compared with 24 a year prior in May which represents a 42% volume decrease year over year.  Housing prices in the Brunswick residential marketplace continue to stabilize with a statistical drop of 3% this month, and 4% climb yearly with the median price clocking in at 197K compared with 189K a year prior.  The current inventory of homes on the market in Brunswick is climbing, from 132 homes on the market in May of this year to 140 beginning in June 2011.

Harpswell Maine May 2011 Housing Report

For the month ending April 2011 the Harpswell housing market saw 6 homes sell at a median price point of 319K.  A year prior just 8 homes sold in April and in March of 2011 only 5 homes sold thus this coastal Maine real estate market continues to remain modest. In April this year, the median number of days on the market a home would remain was just 73 – down 68% from April 2010. There are more houses and condos entering the market, with 116 available beginning the month of May, up from an inventory of 104 a month earlier, so the market is getting a boost from warmer weather.

Bath Maine Housing Report May 2011

For the month ending April 2011 the Bath housing market saw 5 single family homes and condos sell at a median price point of 166K with each home sitting on the market for a median days on market of 41.  This represents a stable number in month over month transaction volume and median prices were up 11% year over year.  There is still a lower inventory of housing on the market compared to 2010, although the past few months reflect more houses coming available as spring warms.
